north face A renaissance of sorts is taking place in Lauderdale-by-the-Sea, known for its small-town friendliness and charm, small inns and shore diving.

the north face outlet A handful of lodgings, including the town's largest hotel, are getting face lifts, and in some cases new leases on life. The seaside town of 6,056 residents also is currently revitalizing its beachfront business district and redesigning central public spaces to better appeal to residents and tourists.

north face jackets Two properties that represent about 25 percent of the town's hotel and motel room beds are undergoing a makeover and will re-emerge as new boutique hotels by spring 2014, according to New California Hotels Corp., the company developing the project.

Ocean Drive will be called Ocean One Resort and will feature 186 rooms, two restaurants, a pool with cabanas and other amenities while the other property at 4110 El Mar Drive will become a 26-unit, four-star type luxury hotel called The Bungalows at Ocean One.

north face jackets Richard Halstrom, spokesman for New California, said Monday the company's investment in the properties is "quite substantial" but declined to comment on actual dollar figures.

the north face outlet online "I'm thrilled that finally something is happening. I'm delighted that money is being put into it," said Lauderdale-by-the-Sea Commissioner Stuart Dodd. If the renovations are "done well and tastefully," he'll welcome the return of the property, he said.

Still he expressed some concern over the renovating hotels' possible ties to entrepreneur Remo Polselli, whom he noted had ownership or management interest in several other inns around town.

Some of those inns were responsible for creating negative perceptions of the town's lodgings and accommodations, according to findings of a recent tourism survey.

Polselli was sentenced to 27 months in federal prison after pleading guilty to three federal tax violations. Federal Bureau of Prison records show he was released in December 2004.

Florida's business records list Polselli as the agent and manager for Troy, Mich.-based North Pointe Investments LLC. North Pointe owns the North Ocean Drive resort, according to the Broward County Property Appraiser's website.

In early 2011, the town closed down the North Ocean Drive property for fire and code regulations, according to published reports.

"I hope that [Ocean One] becomes an asset for Lauderdale-by-the-Sea, but it remains to be seen if that will happen," said Dodd.

Based in Laguna Beach, Calif., New California worked with Boca Raton architect Raymond Ballasiano to generate ideas for the properties. Transforming those ideas into reality will be the job of general contractor Ken Avellant of Parkland-based Sunsational Properties.

"We're cautiously optimistic," said Mayor Roseann Minnet of Ocean One. "We hope this will be a positive step moving forward."

Also on tap for renovations: The Tides Inn on El Mar Drive. Manager Liliana Duarte said Monday the renovated 12-unit hotel is set to reopen in December and will offer guests a free breakfast and Wi-Fi service, among other new amenities.

Upgrades are also likely for the 27-unit Captain's Quarters Resort at 4644 El Mar Drive, said Rick Tobin, lead broker of Premier Hotel Realty, which recently closed the sale of the property for $7.3 million.

The oceanfront hotel comprises two properties joined together to operate as one, and features a pool, deck and tropical landscaping leading to the beach and ocean, according to Premier Hotel.
